Westfield/Sherman and Bengeo Project

Dear Residents of Westfield Gardens/Sherman Road/Madeline Close and Bengeo Gardens

Whilst delivering the Green Party Letters in your area today my Wife Juliet sketched a localised action sheet. The areas of concern she has collated include:



  • 100s of cigarette butts are littered at the entrance to Westfield gardens from Grove Road/Madeline Close side. Doors off hinges for litter bin enclosure at 24 – 38 Westfield Gardens – Graffiti on underpass next to 69 Birch Court
  • 79 – 84 Birch Court shale has been kicked onto pavement creating H&S hazard.
  • 80 – 120 Westfield gardens is littered with rubbish along streets and communal green areas
  • Doors are missing from 16 – 19 Birch court communal bins area – who should be held responsible for these - please advise?

We have asked the Redbridge Streetscene team to investigate and confirm whether it would be possible to install a litter bin with ashtray, at the entrance to Westfield Gardens. A request has been made for an investigation into who has responsibility for the doors to the bin enclosures and for the unhinged doors to be replaced in correct fashion. We have also asked that shale disturbed by youths, that now creates a slip and trip hazard to pavements, should be swept into the appropriate banks. Juliet and I will keep you informed of progress.

UPDATE:

We have received several calls from concerned residents about the issues at this location and I have extended the list of issues to include:

  • The Bengeo Street Name Plate is missing Opposite 2 Birch Court
  • Street lighting is not working at 90 Sherman Road,
  • Street lighting is not working to the fore of 71-78 Birch Court
  • Street lighting is not working to the fore of 29-34 Birch Court
  • Bins Cabin at 2-6 Birch Court has no doors (it is rumoured they were unscrewed and installed at another cabin?)
  • Water pressure for 2-6 Birch Court is feeble and the water pump is leaking water.
  • 55 Madeline Close street lighting not working
  • Street lighting at entrance to Westfield Gardens not working
  • Need dog bins on communal green

Dear Wilson,

Thank you for your emails regarding the above mentioned site. I have below made comments against the points you have raised, and hope this will go some way towards solving the problems:-


  • The Bengeo Street Name Plate is missing Opposite 2 Birch Court - I am currently arranging for some replacement road signs for other areas to comply with London Borough of Redbridge’s requirements for adoption. This will be added to the list
  • In respect to Street Lighting - A night scout of the development is being organised. This will pick up any columns that are not working on adoptable areas only and repairs will be carried out as necessary
  • Bins Cabin at 2-6 Birch Court has no doors (it is rumoured they were unscrewed and installed at another cabin?) a managment company issue
  • Water pressure for 2-6 Birch Court is feeble and the water pump is leaking water. A management company issue
  • 55 Madeline Close street lighting not working see street light comment above

  • Need dog bins on communal green - a management company issue
  • I have also been shown a broken light fitting outside no.2 Birch Court and told that an agreement is in place for a cyclical programme for painting of communal areas every 5 years. The residents of Birch court have advised that in 9 years not one dash of paint has been applied with respect to this? - A management company issue

In addition to the above points there are 2 street nameplates on the development that will be changed and moved to be sited on the footpath and a further street nameplate that will be in addition to those already there. The lamp columns are due to be fitted with numbers for the benefit of London Borough of Redbridge.

Taylor Wimpey are proving to be committed to resolving your issues - Wincheter Property are still not communicating!

  1. Street lighting in Sherman Gardens is not working for the second day running? This is a big saftety issue

  2. I have raised the issue with Taylor Wimpey several times and thay have informed me that they are in the process of fixing all lamp posts. Unfortunately some of the Street lights do not have any electrical feed it transpires - this requires EDF to undertake the necessary work which could take up to 8 weeks.

    Could you inform me of which Lamp Posts on your road are now not working please (I need clearer locations)
